Default House price figures - June quarter

APM has released this quarters figures:

House prices still rising, but slowing

The ABS CPI figures already tell us that house purchase costs grew 1.1% in the
quarter. Not exactly consistent is it?

Look at it another way: with housing being 30%+ of people's expenses,
a 15% increase in housing costs (lets assume for sake of the argument that
rents follow purchase costs, as the spruikers would have us believe),
we get an inflation contribution from housing alone in excess of 4.5%
for those who do not already own a house. That'll get the Reserve to hold their fire!

The ABS publishes its methodology in detail, APM seems to offer nothing by
way of explanation of how they get their numbers. But they are
"the leading provider of Automated Valuation Models (AVMs) to Australia's banking sector"
so they must be good.
